Tips and advice for buying a second home or holiday home in Turkey

1. Buy a second home / holiday home for the right reasons. Would you enjoy a beautiful country, you want an investment or both?

2. Would you use it for holidays or (semi) permanent residence?

3. What is the most important part for the location where the house will be build? Do you want good weather, you want beach culture or are you looking for a quiet place?

4. View multiple locations and types of properties to see whatgives you a “warm feeling” .

5. How much does the house really cost? What are the additional costs besides the purchase price? (eg energy, municipal taxes, pool maintenance, etc.)

6. Check the party you do business with, broker, developer or private owner. Ask for the cadastral (property) data. Check for any undesirable events and restrictions on the property.

7. In you buy a property, make sure not you don’t buy only the plot, but the property is registered. What is the use of the land?

8. Do not buy hasty. Be sure to take one week cooling off period between inspection and purchase. Try to stay rational.

9. look further than the location and facilities of the house but also check the technical condition of the house. If necessary hire a construction expert in order to avoid disappointment.

10. Is there a residence permit for the house?

11. If the property is already under construction, the building permit according to the plans?

12. Put all agreements you make in writing to avoid confusion in the future.
